Syndications mean a General Partner / Limited Partner structure. Where the GP does all the work (and is compensated with free equity) and LP is a silent partner. Get with a RE accountant and attorney for something like this if you want to make it a legitimate Syndication. If you're just collecting money from friends and family to invest get with an attorney to figure out legalities but it does not need to be as formal as traditional syndications.

Nothing pisses me off more than poor quality listings. I've had realtors literally screenshot Google earth before and post it to the MLS. I started getting drone shots of all of the land I sell and giving it to the realtors for them to post. Being very clear of my posting expectations has been big for my team.

Contractor is definitely an obvious choice, but for me I have had much trouble finding reliable lenders for being self employed. Getting a decent rate can be difficult as a young entrepreneur. Thats part of the reason I started attacking commercial properties, more about the asset than the individual.

Hi BP community. I currently own two rental properties and I am looking to buy a few more. I have the option to refinance one of my properties for cash or I can go through a hard money lender. My goal is to buy, renovate, rent and hold the multifamily in the Cincinnati market. I need some advise and pros/cons of refinancing and hard money loans.
