Great to read your success story. As a father of two with a profitable main business, it is always good to read about others that can succeed in creating a side business. 

Question, where were you able to find financing for investment properties at 80% loan to value? Most of the banks in my area (Miami, FL) are only willing to do 70% loan to value.

@Claudia Becerra check out NBKC bank. You get some savings by using them by virtue of being a BP pro member. Todd Bukaty was my loan officer and he was terrific on a refinance I just did. They'll do 30 year loans without a problem. 

Also check out local community banks. Some are more aggressive than others. They typically want a relationship with you so they will give you better rates in exchange for moving money there.

@warren garceau, just realized that I've run 38 reports on properties since I became a pro member less than a year ago. That has led to one offer accepted and 3 others made. 

This doesn't even account for when I run the numbers on my phone calculator just to see if we're any where close.

@Dan Barli yes, my properties are both in South Florida, Miami specifically. And yes, I'm looking to buy more in the area. Since this is a true side business for me and I don't want to leave my legal practice anytime soon, I'm going to focus on local properties.
