 Check out Cleveland! I work with Canadian investors purchasing small multi family here. There is plenty of development and redevelopment near the 2 major hospitals we have here.

Thanks Brandon. When I was searching for a unit for my own properties, this was the best no-frills metering system that was perfect for small properties in particular. I’ve liked it so much, I had to start providing it for other investors.

Good afternoon real estate investor friends.

I’ve been using this water submetering system in small multifamily properties to much success and wanted to share.

When you can submeter water and pass the costs along to tenants, you increase the net operating income of your asset, which in turn makes your property more valuable.

One of the biggest benefits to such a system is gaining greater control over your property. When you can see the daily water consumption of your property, you can know certain things such as when an unwanted guest moves in, or a unit is left unoccupied. Another benefit to tracking water usage is being alerted to potential leaks or pesky things we all experience such as a continually running toilet.

Many landlords attempt to submeter water by installing water meters and having tenants, property managers or themselves physically read the water meters on site. This system publishes the daily, weekly or monthly consumption to the internet for you to view at anytime.

Post: Lot severance to build a Multi Family

Hi Jonathan, I was able sever 2 lots off of the properties mentioned above. Currently fulfilling conditions and extremely close to having deeds in hand. Still deciding whether to build myself or flip the lots to a builder. Will depend on if the city will allow us to build 2 duplexes or not. If yes, I will build and hold. If no I will sell the lots. I actually bought another similar project in the meantime and was just granted a severance on that one as well. Also got to demolish a house on this new one which was a first.
