I would recommend reaching out to David Ounanian an active investor in St Louis and a Realtor in St Louis.  He has helped a lot of out of town investors find properties and is great person to work with!  He is active on Biggerpockets

Currently, Jan and her team purchase and repurpose luxury homes in West County. She is also beginning to transition to purchasing and holding more properties for passive income. First Meeting is Free.  $75/year to join.  We are the oldest and one of the few non profits in St Louis.  Everyone on the board are volunteers. Most meetings we have 100+ investors show up.

The meeting is the third Tuesday of each month except we don't have a December meeting. The meeting is always held at the StLouis Association of Realtors building at 12777 Olive Blvd, Creve Coeur MO 63141. Most of the time we have in excess of 100 investors from St.Louis attend each month
