I completely understand paying for the materials. Maybe I should make it clear to them that I know how much materials cost and will only pay for the materials upfront before starting the job.

Do you give a down payment to a Contractor before he does work? 

I'm having a hard time finding contractors that would do work without a down payment. 

I feel like even with a contract, a contractor could just walk away. Then you would have to go to small claims court to get that money back and pay an attorney.

@Dalton Laney Welcome to the world of Real Estate. Definitely learn about Real Estate first. Find something your interested in. There's so much in Real Estate that it would take a lifetime to master each and every aspect. Listen to podcasts, read books, network, etc. etc.

My business entails finding off market deals to flip or wholesale. I'm having issues obtaining comparables in more rural areas due to not having a Realtor license.

It seems like getting a Realtor license is the way to go. Will getting a license prevent me from wholesaling? 

I personally don't want to be a Realtor (additional job). 

I understand I can ask other Realtors to run comparables but running 10 or so comparables a day is not viable for their business.

If I do happen to get a Realtor license, will I be able to put a lockbox at the property and tell interested buyers to take a look without showings?

How expensive are the fees as a Realtor joining a brokerage?

Any input from an experience wholesaler would help. 

I'm also looking for a virtual wholesaler/flipping mastermind group.

@Casey Roman Learn how to find off market deals. Yes, you will need to talk to 100 owners before getting that first deal. I have been hunting for deals all over Northwest Indiana and I'm absolutely getting them. Is it easy? Hell no. Listen to the latest Rookie podcast on finding deals. Read the Anson Young book on Finding and Funding Great Deals. You need to put the work in to find gold.
