Guys: I'm just not seeing ANY 75% LTV or 80% LTV (the dream) cash out refinancing for investment properties. It's all 70% LTV. Which is kind of a bummer because it means I won't get as much cash out of the rehabbed 2 family I bought and fully rented out 6+ months ago. I believe the guidelines for those loans just recently changed. Any one else coming up again this?

Are you calculating in holding and transaction fees?  Just giving the numbers you are providing it seems the profits are pretty thin and that makes it more risky.

You can get a HELOC on an investment property? I haven't seen that...

I listed on my rentals (I have two on the market now) on the MLS. The MLS listings are pulled into Zillow automatically. The agent is the only one who can change those.

However- I also have my own Zillow account and I listed my listing again separately again.  Largely because Zillow takes awhile to update but also because they go the Google map wrong in the initial listing.

Yan- I would immediately list it again yourself on Zillow.  You can create an account and simply list it as 2 separate apartments.  I would also list it on Craigs List and Facebook Marketplace.  I was very surprised how many leads I received from Facebook Marketplace.  If you want everything to go through your agent then simply list their contact info.  

I own several rental properties in Northern NJ and I'm also have a NJ real estate license.  Agents aren't always the most savvy on the marketing front....I would be aggressive on your own or push your agent to do these things.

I guess what I need to hope for is that appraised value is on the higher end and get 75% cash out refi....instead of 80%.

Also this would not be under an LLC. This would be under my name.
