David Bokman I am a licensed realtor and I have access to the MLS. Are there any tips you can give me on how to go about finding estimates on repair cost besides finding a contractor ?

Find a deal, do the numbers make sure it's a deal, put it under contract even though you have no real intentions on purchasing it, mark up the list price just enough to make a profit but not too much so it's still considered a deal, find an investor to purchase and sign the contract over to them, get cash at closing. Is it really this simple?

Chris L. Thanks for the answer. I'm still a little unclear about the broker fee. I am a licensed and active Realtor so I'm guessing that fee wouldn't apply to me? Is there any other places to see a full break down example of a residential flip?

I was reading Justin Pierce article on all the cost to flip that house and I wanted to know a few things. When doing the numbers for a flip, is there always a lenders lawyer fee and a brokers fee? And could someone explain to m what these fees are?

Would it be better to get a regular FHA loan and use a HML for rehab cost or just get a 203k loan?

JR T. When it comes to trying to get hard money, do you need good credit or history of other successful flips? What all do you need to be able to get hard money?
