Tenant is still great, I hired PM as I got 2 more properties and I have a goal of rebuilding the neighborhoods so I have been teaming up with non profit organizations to transform baltimore one section at a time.

I just wanted to say thank you to@Ned Carey @Joe Norman and @Nicole A. for all the advice.  I advertised on the site and first week was able to get a renter for 1200!!  Finally have first property on schedule to be occupied next month and will finally learn the joy of having a tenant.

I just purchased a townhouse in Westport Baltimore and was wondering if anyone has registered their property for hud.  I heard there was a program for homeless veterans but haven't been able to find any info on the Baltimore city website.  Has anyone here had experience with it and have any advice?

  I have one repair that should be completed on the row home this week before I can get my lead free certificate and was then going to register the house and just wanted to put the info out one last time to see if there was something I was missing.

I too heard them on bloomberg radio and was wondering the validity.  I am in MD and won't be able to head up to NJ for a face to face any time soon so if one of you guys do end up trying things out let me know.

I just got a list of all the vacant properties in the zip code I want to focus on for my first investment.  I am looking into sending yellow letters to get the attention of the owners and wonder if there is something else I should also do.  I have done google searches on the property to know exactly what I am getting into and I saw what the properties sold for last, just wondering if I should also get the tax liens on them or if there is a basic way to go about this.

Does anyone have experience with purchasing deeds in maryland or west virginia?  I did a search and couldn't find anything on this and looked online but couldn't find explanations to the lots in west virginia and each maryland county seemed to be doing their own thing.
