Thank you for the response. I agree with you, he definitely helped me a lot but now that I’m trying to make moves I don’t agree with him as much. He definitely got this wrong. I did reach out to Churchill (who Dave recommends) and they can’t do much for me....

As for our 1099 issue, do you have any knowledge on this?

Hmm interesting. So a lot of it isn’t human decisions, it’s just an algorithm making the decision. Lenders shouldn’t tell people they are good to go when they are not 100% sure. Now we are in a horrible situation where the process should have been clean and fun. Instead it’s stressful. We are committed to this purchase and our lender pulled out. Not cool. We need a solution. I’m waiting on a few calls, I’m sure I’ll find a solution...we make plenty, this shouldn’t even be an issue.

@Shaun Weekes went to school for the same thing. No gaps, straight through. After a few months waiting on certification/licensing approval I went to work in my degree field. I started an LLC but that's only 1.5 years as well. Thank you for replying, we are getting nervous about finding a lender. We make plenty of income for this house, just under 25% of total income.

Is there a lender here or some one who knows how to handle 1099 with 1.5 years under them? We’ve increased our income substantially but no one will work with us because we are 1099 and under the 2 years. We are seeking guidance because a lender said it was no big issue and approved us, then we found a house, paid for inspections and now he’s saying we don’t qualify because we only have 1.5 years and not 2....we told this lender that on day one!! Now we are under the gun and can’t figure out a solution...help, please help.

I need help finding a lender. I followed Dave Ramsey and now I don’t have a credit score. I did as he said and asked for a manual under write. That’s not working. My wife is a new 1099 with 1.5 years and most everyone says she needs 2 year. I need help finding a lender or creative suggestions.

My wife has been 1099 for a year and a half. No one is giving us a loan because they said she has to have two years min. We found a lender and we clearly expressed the issue we were having. Now we found a house and did all the inspections but this lender is now saying we don’t qualify because she doesn’t have two years.?.?. I am stressed out now. I don’t know what to do from here. We are financially involved now and emotionally. This was going to be our personal residence. Any ideas? We need help.!.
