  • Concise, persuasive, and authentic communicator both verbally and written communication;
  • Strong executive presence: you can command a room, captivate an audience, and efficiently run meetings to get to optimal decisions;
  • Ability to understand and anticipate the needs of an individual and act on them without direction Superb judgment and integrity; unparalleled confidentiality and sophistication in all aspects of work.
  • Ability to build relationships easily with others, particularly over Zoom, Slack, and other forms of remote communication
  • A real estate license is preferred but not mandatory.

Our technology is integrated into 3 different STR big data providers, including AirDNA. You can trust it as one of the data points for your final decision. Because AirDNA gets the average rental value from the previous 12 months, numbers can seem lower than the cash potential of the unit in some US cities.

Our experience with STR started in 2012, during the beginning of the STR based on the sharing economy established with the popularization of Airbnb. After years of managing STR, moving from different technologies in 2019 my business partner and I decided to invest in our technology.

Interesting post subject Melanie. I have been out of the BP community for quite some time and It was nice to see a subject post related to my industry.

We were the first real estate brokerage to embrace and support short-term rental under the sharing economy in South Florida back in 2013 when Airbnb was getting hot and the business ecosystem surrounding Airbnb started to pop out. Things changed a lot since that time and took us to new ventures and today we are one of the promising Miami - Florida startups with a unique technology that connects the properties in multi-channels, and residents with vetted local service providers automating the administration of short-term rental and hospitality services.

During those past eight years in the short-term rental business, I have many mistakes and lessons to share but the biggest tip is to know your local short-term rental regulations and that the market is very competitive today, different than five years ago and without technology or professional people behind it you will work a lot risking make less income than if you had a regular yearly tenant.

Thank you @Jose Martin @Martha Bueno, I appreciate you feedback. The property came from an friend of mine that also has properties in Detroit. I didn't check the number yet (tax, etc) but I went there and I spoke with the tenants and the rent value is right.

Dear all,

I came across an off market for a duplex deal in Little Havana, Miami. The Little Havana is considered an up and coming area plus the duplex seems to be in a good location, near to the 836, Flagler, 95 and 8 minutes near Biscayne- Brickell. The net cap is 8.53 per year. Taking in consideration it is Little Havana, what is your opinion about the deal?

Duplex in Little Havana number:

Both units are rented:

Unit 1 for $900 per month

Unit 2 for $850 per month

- Asking price: $190,000

- Rent roll: $900 + $800 = $1,700 per month

- Property Tax: $2,700 per year

- Insurance: $1,500 per year

- NOI: $16,200 per year

- Net Cap: $8.53% per year

According to my research, there is not much properties with this CAP in the area, The area is changing, there is a new 2 story building next door, and the area seems to be growing fast into a safe and family oriented neighborhood. Property is well maintained but would need some improvement to raise the rent value.

Congratulations, in Miami it is always great time to invest. I'm partner-director of a full licensed property management company in Miami, Lodging Home. Lodging is the first licensed property management in Miami to support the real estate sharing economy in South Florida. As a result, our managed homes can be viewed in our channel network of more than 35 portals like Airbnb, HomeAway, VRBO, TripAdvisor Rentals, Roomorama, Booking.com and others.

My observations; Everyone one should do their research before under going an investment in Miami. Their are spots within Miami that allow short term and give the opportunity for owners to decide how long to lease out their property. North Miami or North Beach (Miami Beach Island), come to mind that have permits to do short term in determined zoning and other neighboring areas as well, point is... has so many loop holes in the laws, that one way or another the option for short term can be possible and within regulations.

The most important points is there is always a niche of clients that you can work with and target in the real estate market and now the need for move-in ready homes for relocated professionals, graduate students and other reliable tenants are needing a place and have been unrecognized, or not paid attention because it is not the most to “lucrative way“, and that in my opinion is a myth. Yet in the long run a professional needing a 3 months or 6 months stay, is less liability, less usage of your property and time preparing it for every guest and more long term profit. Flexible lease is the term we use and try to provide our tenant clients with the most for their need, while always providing the deserved rental payment to the owner plus up to 30% then a year lease. As the nature of our business we come across of many investment opportunity, feel free to contact us to touch base in regards new up and coming areas and investment opportunists.
