Thanks for all this info. The client isnt sure yet what they want. But I did want to pick up more info on this subject as im constantly running into potential clients that want to convert their holdings to "1031 type" investments. And I know I need to be more savvy with the 1031 exchanges..I already good understanding of different types of risks & investments as an experienced underwriter..

"But it sounds like you want to find 1031 investors. Any investor can be a 1031 investor. But you'll probably have more luck finding groups of investors who specialize in the type of asset you're building. If it's a multi family building go meet multi family investors. When you do that almost any of them could be 1031 investors."

Yes this is definitely one of the things about 1031 I was trying to solve. I guess I needed assistance here to articulate what I was really asking. One thing I'm taking from your words is that there are no shortcuts to getting 1031 deals done, its simply like anything else in brokerage where you need to have a relationship with owners/investors. Well let me ask you this, how do you identify people or groups who are more likely to be in 1031 exchange mode or in need of replacement properties?  Is it simply just going to big landlords? There seems to be more tricks to doing this that Im missing..

Hi all,

I need help or advice on finding and accessing properties that have "1031 quality" attributes. Id love to hear tips and advice from other brokers. As a side, Im trying to sell someones development site which he expects me to turn into a "safe" 1031 building. I dont actually know how to go about finding the right 1031 deals...

Thanks guys. So it is actually 545 sf(including exterior walls). Its just an open room right now. With a small finished bathroom to the side(included in the sf). It cannot be used for residential. It is only legal for community space use. 

I wasnt really considering a doctor with medical staff-more like a sole practitioner(chiropractor, accupuncturist). It seems like much work is becoming remote, so Ive been hesitant to approach an insurance or financial guy. But I dont believe theyd be allowed since it is only allowed for community use-which would apparently include medical uses. Still wondering what to do..

Hi all, 

As a broker,I'm having a mighty difficult time finding a tenant for a small ground floor commercial space (500sf) in a nice multifamily building. Its use allows office/medical office or community facility use. Ive spoken to every nursery,chiropractor, dector,dentist, therapists, sole practitioner in the phone book, but to no avail. I sort of promised the landlord Id get it done. Anyone have any advice to where else I can look??

Hi guys,

Question asked for the umpteenth time(probably). I currently work in underwriting and valuations and have experience mostly with commercial properties. Whats troubles me- I don't know much about managing properties or dealing hands-on (acquisitions, negotiations). I wonder if there's someone here who wouldn't mind having someone help them out with any of these tasks. I'm sure I can contribute in many ways. Thanks all.
