For sure! I'll keep everyone updated. (It's not software, though, just a marketing approach, similar to what I do in AdWords.)
I have a few clients doing beta testing soon, so we'll see what happens!

Facebook is going to be a challenge.
I'm actually actively trying to develop a reliable method for using FB for motivated sellers now. Quite frankly, doing it requires a fair bit of advance planning, and a completely different approach to the sales funnel/bidding strategy than would typically work in, say, AdWords, or traditional FB marketing.
You can think of FB leads are existing at a different stage of product awareness - unlike AdWords leads, which indicate commercial intent via using certain search terms (like "sell my house"), FB leads can only be targeted using basic demographic and geo-targeting data.
Essentially, you're targeting people based on who they are, not what they want. Because of that, you need to very carefully use educational materials to "prune" the warm leads away from the pack using tightly controlled bidding, then pull those warm leads into your "real" sales funnel.
Like I said, still working on it. Initial results look quite good, but it's a process, and not super easy to set up.
