I agree, I think great communication is probably the cornerstone of a successful property manager / STR owner relationship.

It's so important to have a great team behind the scenes of your STR. It really can make or break the success of your STR business. What are some of the main things you look for in a great Property Management company?

@Warren Powers. That’s so weird.  This is coverage quite a few of my clients get and of course I do have it on my personal home as well. It has always been something that either rides on top of the regular policy or a few have gotten a separate company to do it.  Are you in Florida?

@Sarah Kensinger - just curious - In what way is the liability insurance a false sense of security ?  I have seen it work a couple of different times for people but I’m always looking for new information.  

@John Underwood. Absolutely- having each STR / Investment home in a separate LLC is a great way to go for protecting assets. I encourage all my clients to form an LLC when they purchase and close under it. Or they can change into it after the fact , just a bit more paperwork.

@Steve Vaughan time for you to get a STR near Disney. :-)

Fair point @Roland Rodriguez. It's a shame we are such a litigious society these days. I always encourage my clients to form an LLC for each property, as well.

@Andrew Steffens completely agree. Unfortunately $1,000,000 doesn't go as far these days. I feel like that's the minimum anyone should go with a STR, for sure.

@Delbert Standifer - most insurance companies have the ability to place an umbrella policy on top of the regular policy. I have seen some external companies that only do umbrella policies as well, but cannot attest to them. One of the biggest STR insurance companies in this area is Fudge Insurance , and they always have had the option for my clients. I personally have mine through USAA.
