Looking for ideas on how to incentivize an onsite Property Manager to reduce operating expenses?

I already incentivize the onsite manager to keep occupancy up with a bonus of $10 per day per every day at 100% occupancy. 

This works very well. 

Looking for a way to provide a financial incentive for the manager to keep expenses low.  

Appreciate any and all ideas.

Hey looking to set up online support for about 15 of my rental properties.  Does anyone have experience with Hemlane or Turbo Tenant?

Would like to know what the pros and cons are? 

I pretty much self manage, the online support for maintenance  and repairs Hemlane offers is interesting to me, but I really question it's effectiveness.   

I appreciate any and all input.
