Patman Switch Apartments are a well maintained Project Based Section 8 in a park like setting of Hughes Springs TX. 

Offering these are $22k per unit, looking for a buyer that has HUD experience or at least strong Mult-family management experience.

 Theresa, thanks.  I do have a lawyer that does evictions and what not.  I normally don't pursue things but getting annoyed on this one...

@Chris Seveney Thanks for the response.  It was mostly pet damage to flooring but there were 3 doors ripped off.  Not sure if this would be considered vandalism, mostly neglect.   Also, not sure the insurance policy covers tenant damage, I've never filed one for tenant damage.   

I have about $8k in repairs, flooring, paint, doors, blinds, cleaning.

What are the best actions to take against a tenant that trashed a unit with only one year of occupancy?

Is there a way to report a bad tenant?

Is it worth to pursue a judgement and collections?

Greg,  

Thanks for the response. It's a HUD property so rents can only be raised once a year based on a cost of living factor. Yes, I don't want maintenance to stop and that's the issue, how to get the manager to get the job done but get it done for less. Some of it's managing the contractors, the tenants, the purchasing of supplies and tools for maintenance, and possibly utility usage.

How can I incentivize the manager to increase the NOI?

Maybe that's it; if the NOI increases for the month, the manager get's a bonus?
