Try Infinity Credit Union. Last I checked, they go to 90% LTV which should help if the appraisal comes in a little low as well.

@Georgia Ford What is the task? Tenant disputes, litigation, contract disputes? Depending on the situation I have a couple different ones I could recommend.

That is a pretty common rule for an ADUs in coastal York County. I believe that at one time, either Kittery or York did not require owner occupancy as part of the ADU rules - that may have changed. I would check their zoning ordinances to make sure. ADUs are also not allowed in every zoning district, just some, so I would keep that in mind as well as you search.

@Laura Van Lenten many investors around the ME lakes there rent their homes monthly in the off-season and do a decent job of at least covering their PITI with those funds. If you buy a STR around some of the mountains (Sugarloaf, Sunday River, Saddelback) then you get a good balance of occupancy in all seasons with skiing in the winter, leaf peeping in the Fall and hiking/camping/fishing in the summer.
