@Aaron Gilmore Yeah, I started in 2012 and indirectly started investing with Other People Money (OPM).  I used my student loans after I finished B-school and bough my first property that is now spawning into near 7 properties..  all with other peoples money.  I'm no expert, but I get a small group together to talk shop.  The real estate meet ups are great in San Diego too, but I feel I am getting sold on services and products more so than networking with like minded people.

Welcome @Heather Orcutt!!  I was looking for a place to house hack in San Diego for the last 3-4 months trying to move my 1031 exchange, but it has been tough for me to find a place so I decided to move my money out of state for cash flow instead.  @Lynda Evans sounds like a good person to hook up with and possibly find an off market deal.  I was looking more of San Diego and North San Diego so you might have better luck in IB.  Best of luck to you!

Hi Aaron, I'm in San Diego and would love to get together with other "like minded" folks.  There are meet ups already such as meetup.com, but I find them to be very "pitchy" if you know what I mean.

How do I find a draftsmen?  Google???  I get architects when I Google draftsmen. 

Sorry, very n00b question.  Also, I'm out of state.

Thanks for the advice, everyone!  I have been working with the Manager of Building Code Analysis and it looks like I do need an architect or a certified business professional that can create the building plans for both a structural permit and electrical permit.  

  • Is there anyone that can recommend an architect or certified business professional in Indianapolis, Indiana that can create building plans?  

I literally Goggle'd "architects in Indianapolis" and left messages for everyone last night (I'm in San Diego so I got no one on the phone).

 Josh, yes this is what they are requesting.  Updating the electrical from one to four electrical boxes is going to set me back 1-1.5 months possibly.  Just wondering if there is any way around it.  I'm hoping there is an exemption of older building like mine..

They are saying that I need to get a building permit to get an electrical permit.  It is zoned as a D8 and it is an old building (1920) so I'm assuming that their records are not kept well.  I'm just confused on why I need to get permits for a property that is already a multi-unit and have been for decades.

I purchased from another investor who provided all the information for the property.. other than the permits. :(
