Hello guys,

Just started learning all that I can this year.  I am also a firm believer that taking action and getting involved with a deal is the best teacher.  My area of interest is rentals right now.  I am considering a two family (duplex) that's close to me in a good town/area.  It says that both units are already leased which could be good or bad in my opinion.  I have to guess what the leases are for now but I will contact the real estate agent to find out.  I would be very grateful if you could take a look at a few of the numbers below and let me know if they make sense to you.  Thank you so much!

Selling Price: $112000

Down Payment: $22.4k

Mortgage: $415

Income: $1500 ($750 per unit estimated)

Expenses: $750

Monthly Cashflow (after expenses and mortgage): $335

Yearly Cashflow: $4020

Cash on Cash: 18%

1% Rule: 1.3%

Let me know if that's not enough information.

I'm a newbie in the real estate arena.  Looking to connect on BP with real estate agents in Northern Kentucky.  I'm particularly interested in agents that are investors and know about the rental market in the area.  My focus is on rental properties as of now, and would love to bounce some ideas with someone.

Thanks for all the links Jay.  I have been listening to back to back podcasts of Bigger Pockets, so much great information in them.  I'm going to start reading their ultimate beginner's guide next and then I will order their book on buying and managing rentals.

I have my eye on a SFH right now that could be a good deal for a rental in northern kentucky. So I am debating what to do right now.

Hey Matthew,

I am in a similar situation as you.  Just starting to learn now and listening to lots of podcasts.  I love what I do for a living but I am interested in building a rental portfolio on the side.  I am looking in northern Kentucky and Cincinnati as well.  I have been doing some online research on 2 to 4 unit building. It seems you can find plenty of those on the west end of cincinnati anywhere from $50k to $200k.  I would love if an investor from Cincinnati who is already doing could break down the numbers for us.  I would like to know more about our market, rental rates, vacancy, turn around rates etc.

I will follow this thread for meet ups in northern Kentucky.  I am in the early stages of learning and leaning towards multi family (duplex or four-plex) right now.  I have been looking in Northern Kentucky since that's where I live and seem to find a few things I like on the west end of Cincinnati also.
