Hello community,

I have a large detached garage at our rental property.  I'm working out a couple of different options on what to do with that space.  I have came across some new online platforms that will match you with people looking to rent out storage space (sort of like Airbnb but for storage).  Has anyone tried out anything like that with success?

Hello guys, We finally have our very first property ready! So we are very excited about that. Given that we have only one property at the moment and it will probably stay that way for at least one year. Both my wife and I are in this together, can we operate as a simple sole proprietor structure? Do you guys have any advice for a simple husband and wife team with one property? Thanks! Damien

Got you so we will look at the combined income but still require each person to have a 600 and above.

So both parties or all tenants that should have a score of 600 and above.  And they also both need to have the 3x the rent income requirement?  I feel for couples or roommates that could narrow the pool of people significantly no?

I'm going through my very first applications.  We set our credit score standard to 600 and above.  In a case of husband and wife for example, do you require them both to have a score of 600 and above?  Or is one of them enough?  We would require them both to fill out the application of course.

We did our rental listing on cozy.co where applicants can apply directly there.  They automatically aggregate your listing to realtor.com.  I also did it on zillow.com which also automatically sends it trulia and hotpads.

Progress Report for two bedroom unit:

Completely finished the flooring on the third floor along with the trim.  Also started painting the bathroom.  Didn't get as much done as I wanted to this weekend due some other things but that's the way it goes sometimes.  

Got to keep moving forward and make up some time another weekend!

It was nice to meet all of you guys.  Will definitely try to connect again in the future.
