Post: Buyer trying to cut wholesaler out the deal

Anyone ever experience the cash buyer/investor trying to cut the wholesaler out of the deal by going to the seller directly? I understand the house is under contract but technically all they would have to do is wait it out. Hasn't happened to me but curious how often this happens and how you guys handled it.

I agree that people are moving out of state but the ones that DO live here will need some place to live. If you want to get a good sense of the real estate climate check out homes sales for the last 6 months in any area you are interested in. A friend of mine listed an apartment rental she has in Windsor and she received 52 inquiries within 3 days. 52. And that was just using Zillow Rental Manager. Imagine if she actually listed on craigslist, or FB or any other listing source.

I'm not overly enthusiastic but I know there are deals to be made.  Im in the process of updating one of the units for my property that im house hacking and I cant wait to start looking for the next property.

I'm curious to hear responses because my 2nd floor tenants are leaving as of tomorrow and I plan on installing vinyl planks in that unit as well.

I recently listed my unit for rent and I used Zillow Rental Manager, which lists on Zillow, Trulia.com and Hotpads.com. I listed on Cozy which lists on Realtor.com and Doorsteps.com. I placed multiple ads on Craigslist. I also listed on apartments.com.  Of course you can go the social media route by advertising on FB.

So far ive gotten 1 serious lead and almost 10 inquiries after 3 days.

Hard Money Lending, Private Money Lending, Business Loan, Commercial Loan, have a significant other purchase a home in their name, cash out refinance as you mentioned but just be aware that it may only be up to 70% of the appraised value of the home but since you just purchased and it doesn't sound like you used the BRRRR strategy you may not have that much equity in the property to begin with.

I agree with @Michael Noto. New Britain is  very street by street. I closed on a multi-family home in New Britain just before the new year and the location is not on a busy road or a through street so its pretty quiet. Also there is a elementary school nearby so the surrounding streets are pretty well "guarded".

It just so happened that all the prospective properties I was interested in while searching all happened to be in New Britain so I asked a co-worker who currently lives in the area about each property before we went to look at them.
