Don't call the do not call list. A good dialer will tell you which phone #'s are of that category.

Would you happened to have the names of some good dialers?

Quote from @James Luctamar:

Good evening,

I am an remote investor located in New York. Looking to invest in Cincinnati, OH.

My goal:  Looking to close on 16-24+ Value Add small multi family homes in the C to B+ areas. (Looking to crack into commercial in the near future)

Level of rehab preferred: Cosmetic - moderate (Will consider full gut if the deal makes sense)

Criteria:

MFH (off-market)
2+ Units
$350k and under (Will increase if the numbers make sense)

I am looking to really solidify my core 4 & get deeply educated on where exactly the C to B+ areas are.

We are closing with hard money and already have pre approval and liquidity to move forward on deals immediately.

If there is anything that I can do to add value as well please let me know.

Thanks in advance.

Hey James!

I'm a wholesaler located in Cincinnati.

Let me know what I can do for you!

@Damian Walker reverse it all the way see who is buying all cash and look them up. Network and get out there, partner up with HML and agents. Send deals to them as they likely are going to have buyers.

Thanks for the feedback. ive actually reached out to an agent ive met thru BP to help me pull a list. Im waiting to hear back from them.

Im also signing up for propstream. i think that will help me look up who is buying all cash.

i havent made any connections with any HML as of yet but thats why im here on BP! haha!

Sounds like you are on the right path. Get to know some title reps too as they are really helpful, and you will be using them.

Go crush it and make it win win win!

 Thanks for the motivation!

Whats has worked for you to generate a cash buyer list?

I'm trying out the reverse wholesaling strategy and Im using the resources and connections i currently have to build such a list but im finding it quite challenging.

Would anyone have any insight as to how to go about this?

Quote from @John O'Leary:

Hey Mike!

I'm in the Boardroom mastermind, and work with wholesalers nationwide. Anywhere between 60-70% of their "cash buyers" use financing. One of the best approaches is to partner with a lender. Lenders talk to buyers all day, and the buyers shop for financing before locating a deal. The lender is looking to finance a deal, and rather to wait for the investor to find a deal it's much easier to partner them with someone who has inventory ready to go. I run this play daily with great success. Happy to connect if you have any questions.

Good luck!

Hey John!
I'd like to pick you mind more on this strategy if its okay with you!

Quote from @Lateefah Mathews:

The best time to set up your entity is now. You should not wait to have a deal on the closing table to form your LLC. With excellent planning you can utilize each "cell" or series for multiple outlets aside from holding real property.

The SLLC model is a great asset protection strategy for real estate investment if structured properly. Be sure to work with a corporate advisor who can help you understand the formalities you will need to follow so as not to pierce your companies vail.

Proper structuring is key here.

Thanks so much for the feedback, Lateefah!

I've formed LLCs myself in the past but I'll  definitely reach out to someone to help me structure my SLLC properly.

Quote from @Joseph Post:

Hello and welcome Damian! I am from Cincinnati and just bought my first duplex almost a year ago. I was also on analysis paralysis. Finally taking a "dream" and turning to a goal I was able to pull my self out. The goal seemed to be far from achieving but by making sound financial decisions, taking tours of properties, talking to a few different realtor and settling on one. I was able to express my goals to the realtor and it helped tremendously. Kind of like getting an accountability partner. I started touring houses and put in offers! The goal felt within grasp along with the feeling of confidence I was going to get a property that will benefit my future self!

One thing I need to do better is to network and meet more investors and build relationships.

You can do this! Anytime you'd like to chop it up about real estate I'm game. Unfortunately I don't know much about anime or games (besides madden and MW2)

Congrats on getting your first property!
I'd be down to talk shop.
