Hello there,

Just moved to Phoenix and looking for a rent to own or short term rental until I can purchase a property. Ideally looking for something where I can rent a room or other half of a duplex for income or house hacking. Please let me know, budget is 200k, financed.

Hello all,

Does anyone here have experience in the corporate world looking at economic markers of an area? I know that major chains invest in areas where they can make money, so a Costco, Whole Foods, or Trader Joes signifies a neighborhood getting better while a McDonalds, dollar store or oil change place does not. I'm looking to use these as a part of my case for why certain areas are worth investing in. In New Orleans I was on the board of one of our neighborhood organizations, and when approached by Whole Foods they let us know there were requirements for parking, average income, and traffic.

Home Depot just started selling the GE BrightStik for $10/3pack. That's absurdly cheap, even less than the $18.99/3pack at Costco which was still a great deal.  If you're looking for accent lighting, there's always a local supplier who can give you amazing custom solutions.

I've done the tax title sale (not the current one, the previous version) and let me tell you it was quite a learning experience. I put in about 25k over three years and got out of it one lot and 19k back, with another 8k in losses due to a home being foreclosed on. I wouldn't do it again, and the lot I "have" is really just  a side yard for me. If that guy ever comes back to pay me I've got a long list of yard equipment that he's going to pay me back for. 

@Kimberly I'd say there are some upcoming areas of Hollygrove. Its still rough over there, but I have a few friends in the area who have bough fixer uppers and are working them right now. I'd like to hear more about how you invest in NPN's and the REO's that get offered to you free of charge.

There are a lot of variables that would be important in that equation. A list of incentives by state and jurisdiction can be  However, I can say that if you are paying for electric and have a south facing roof, any investment you make will surely be effective. If you have a project in mind, let me know and I can do a rudimentary analysis for free. And if you're in the Southern Louisiana area, then we can certainly give you a full professional analysis.

Do you have a multi-unit commercial property where you're in charge of the electric bill? Are you looking for ways to extend the life of your property while making a 30% ROI? Have you considered updating the lights, changing out equipment, and using intelligent energy management?

There are lots of articles and discussions about how to pencil out the numbers, how to increase the rents a little here and there, and how to nibble around the edges of expenses. But what about cutting your electric bill in half? What about a 30% ROI in the FIRST year, with an investment that pays for itself 10x over? If you have an office building or are responsible for lights on stairwells, parking garages, and common areas, consider LED retrofits. In many cases your savings are so quick that you can immediately increase your cap rate and value of the property with no additional expense.

Hi all!

I recently got an offer on a portfolio of rental property, promised to be turnkey with a great cap rate.  I'm wondering how to go about due diligence without sinking the deal in transaction costs?  So far my expenses for each house are property inspection, appraisal, termite inspection, plumbing check, title insurance.

Hi all,

I'm looking for the best national or local scratch and dent vendors. We're renovating a rental and don't mind a dinged washer/dryer, fridge or stove. Any ideas where to go? I know Lowe's and Home Depot and the local appliance store all have occasional deals, I'm trying to figure out if there are any good wholesalers or warehouses worth checking out.
