Hey everyone!

We're looking for a company that can install a fire escape and a company that can install a fire sprinkler system for one of our properties in Northern NJ. Any recommendations? Also, we've been told that these companies will need architectural drawings in order to price out a quote. Is this true? Thanks in advance!

What's going on everyone? Hope you all are stay safe and healthy during these crazy times!

I'm looking to refinance a property of ours, but unfortunately NON QM is either non existent or super expensive due to COVID. Even when I had a W2 income, I preferred NON QM lenders because I was able to get higher LTV's and seasoning was never an issue. We use a lot of hard money so NON QM was perfect to the speed of the transaction, in and out!

I went full time in real estate October 2019 so I no longer have W2 income. I'd love to take advantage of these low rates at the moment, but its proving difficult because I don't have that W2 income anymore and NON QM doesn't seem like a viable route at the moment.

Has anyone here been in my position before? If so, how did you go about solving this issue? Any lenders out there that anyone could recommend for someone in this position?

Hey guys! I've been looking into attending more conferences and seminars this year. I came across a syndication seminar that The Real Estate Guys host every year. I was wondering if anyone here has ever attended this seminar before? Is it worth it? These seminars aren't cheap and I just want to make sure I'm not getting scammed or anything along those lines. Any opinions?

@Joe DeLuca @Joe P.I've actually used Visio on 4 of my properties for cash out refi's. Good thing about them is if you have strong credit they'll go up to 75% LTV. They are also a non-recourse lender and your new mortgage with them doesn't appear on your credit report. Keep in mind, if you go up to 75% LTV it gets a little pricey in regards to their rate. But if it still makes sense within your numbers than why not? Hope this helps!

What's up everyone! First and foremost, Happy Holidays to everyone! Hope everyone had an amazing 2019 and have an even better New Year!

I have a question for everyone. Just trying to figure out the best way to go about this. So my wife and I have been investing in RE since 2015. Since then until now we have been able to grow our portfolio to 9 properties and 22 units. 2 properties are currently under our names, the other 7 are spread out between difference LLCs. As of October we started our company "D-MAG Capital."

As a now full time real estate investor who is always looking for or raising capital for our deals, how do some of you have your companies organized? Is your company the one purchasing the deals? Or are investors/partners investing into your companies where you then use the captial to purchase deals under separate LLCs? Are you companies basically the "operating account" for all the day to day stuff like paying mortgages, expenses, vendors, etc?

For some reason I have a hard time putting what we want to do into words so excuse me if what I'm asking doesn't make sense.

Curious to hear from you guys! Please let me know your thoughts!
