For me the bad mistakes cost the most money. And I am a contractor So I am going to go with a home we remodeled and the plumber rerouted one of the drains and never tied it into the main under the basement slab . So naturally we finished the basement. Drywall, paint , trim flooring, kitchenette, bar the whole deal! Then we ran through our normal QC to find a major back up. Of course the connection that needed to be made was located under our newly tiled floor. About 4k later and 2 weeks of delay you would never know..

@Terri Harvey Be cautious as alot of "gurus" charge thousands of dollars for the same info you are learning online. As a new investor the hardest deal is your first one. Believe in yourself and find a wholesale deal. That will be the true "next level". I hope this encourages you to start! Good luck and make Tuesday your day!

@Eli M. They should have insurance for this. It's called errors and omissions. I have never personally experienced this. But I do know they should carry insurance for it.
@Susan Shen Also the story sounds a little off. No PM should make repairs without your approval.
@Susan Shen I would contact a attorney. It sounds like they would have breached the contract. But that only allows you out of the contract. If they are doing illegal business practices you may try a news out let. Some have a problem solvers unit for stuff like this. However I would start with an attorney. Also it sounds like terminating and getting with a reputable company should be on your list to get done right after you contact a lawyer. Do not let this go another minute. .

@Luke Fouch Every tracking software will require input. Even the cool building software like coconstruct are only as robust as your data entry. I use google drive and premade templates for job costing, progress photos, contracts, insurance policies ect. It's all cloud based and you can set your teams restrictions.
