Hello, landlord gurus! :)

How do you prorate rent and what do you collect if your rent starts on March 10 for example? rent for 20 days? or 20 days plus 30 days?

what if rent starts on March 20th, would you collect 10 days and 30 days rent?

What if rent starts on March 15th?

You collect Deposit (your month rent and PET deposits) on a day when they sign the lease, but collect the actual RENT on a day when they move in, is that correct?

How much do you usually charge for a PET Deposit? (i have new carpet in 3 bedrooms)

Can you put NON smokers only in your house description, so that will eliminate unwanted tenants, or its a discrimination?

Thank you, Elizabeth! Do you verify the employment? if yes, whom do you contact at the their job? 

When you say "require direct deposit", do you mean checking account, so they can transfer rent to your bank account?

How do you verify NO previous evictions? is it going to be at the background/credit check report from smartmove?

Hello, if you use Direct Deposit to your account, do you give them your bank account number and routing number?  option 2: they mail you a check, what if it will bounce or get lost in the mail?

Hello, is there a place at the forum where I can find examples of your documents you sign with the tenant? Specifically for TX 

here is the list I have created what needs to be done before you hand them the house keys (and after the tenant has passed your screening)

  • Sign lease agreement
  • Sign Inventory and Condition form – Property Inspection Sheet
  • Sign Pet Agreement (if applicable)
  • Sign Renters Insurance required form
  • Collect First month rent is DUE on Move in Date  Money order or cashiers check
  • Refundable Deposit is due on Move in Date – Money order or cashiers check
  • Pet Deposit is due on Move in Date. Pets may be accepted or declined at the owners’ discretion. A refundable pet fee of $300 plus $25 per month pet rent is required per pet (maximum of two) and to be paid in full prior to move-in. - Money order or cashiers check

What are your requirements for the application process?  I have put the following list, am I missing anything?

  • Completely filled out Residential Lease Application
  • 2 years of employment in the same industry
  • Must have a checking account for rent payments
  • A copy of current Drivers License or Approved Government picture ID must be presented for each adult applicant 18 or over, at the time of applicatio
  • Contact numbers for the last 2 years of landlord rental references. This should include the previous landlord's cell phone number if possible.
  • Copy of their last 2 months paystubs as employment verification
  • 2 years of tax returns, if self employed
  • Signed authorization to release personal information form,
  • Must have enough cash for 2 months rent
  • Monthly income totals at least three times monthly rent

When you call their job/office, do you ask to talk to the HR department ? how do you verify the employment? what if they give me a number of their best friend....?

Hello, how do you prefer to collect the rent payments? Do you use ask your tenant to mail you money order/cashier check or set up online payment? if online, which web sites do you prefer to use?

Do you suggest to setup a separate personal checking account for just rent deposits? thank you!

Do you collect an application fee for MySmartMove application, so you can do it yourself, or do you send tenants to this web site to pay there themselves?

Hello, can you please suggest a good beginner book/source for Tax Liens (nationwide) and Tax Deeds (specifically for texas). I have attended US TAX Lien association seminar and would love to learn more about it myself, instead of purchasing their program. thank you so much!!!
