Hi Penny,

Read up on your rights here:

http://www.ilga.gov/legislation/ilcs/ilcs3.asp?ActID=2605&ChapterID=62

That is the Tenant landlord act for your state. Lots of good information regarding both your and your landlords rights and responsibilities.

Sorry Travis, should be soon though, hear they are expanding a lot... have you tried getting one from a city further away from you? Or do you want to keep a local number?

Well, with google voice it's not true, you will get a voicemail with the google voice service separate from your personal phone. The way I have it setup is that if they are not presenting their A-number (the number they are calling from) They will get a prompt asking them for their name before they get through to me, then when the call comes to my cell phone (or whatever phone I have the google voice pointed to) I get a recorded message with the persons name and the option of accepting the call or send it to voice-mail. Great feature, eliminates a lot of spam.

Post: laminate/engineered wood?

Hi Dave,

Any engineered wood has a sliver or real wood on top so it can be refinished, how many times it can be refinished depends on the thickness of the wood. I have seen people glue down hardwood on slab here in TX, personally I would never do it due to the moisture issues but you will probably get a few people saying it is ok.

I would choose engineered wood floating on top of a pad with waterproof membrane (like the ones you use under laminate. Remember that most of the time the core of engineered wood is MDF which has no resistance to moisture what so ever.

No worries Josh, I think you and your guys are doing a tremendous job of keeping the site in good shape. Given that it is free to use for many of us, I for one will never ever complain about it :)

I think you'll do just fine as is with the first one.. Let us know how it works out for you..

They do seem like really good deals, a duplex for 25K would cash-flow nicely here in Dallas..

Hi Josh,

My "Session timeouts" has disappeared, however I can not start a new topic in Creative Real Estate financing, url: http://www.biggerpockets.com/forums/50-creative-real-estate-financing/topics/new

Just gives me a blank page, no error message..

I agree with Charles, the first looks and feels best to me. Only thing I might want to add/change is something that is more appealing to the buyers then "Low priced" maybe "Bargain Homes with clear title" or "Must sell Homes with clear title"

Who are your targeting the ad towards?
Retail-buyers or other investors?
