I am interested in buying and holding properties in an area where there is low barrier to entry. While practicing analyzing deals I came across this property . There seems to be an area that there are multiple properties for less than 10 K. After looking at the area school district the last reviews are from 2013. Can anyone who invests in this area share some light as to why no one is taking advantage of the properties in this area?

The appraiser had to use similar property sold recently. Thats standard practice. You make that call. If you believe the appraisal is not in your favor you can hire someone right away.

Remember numbers do not lie. As long as you are meeting the profit margin. The key is to gain the profit you are looking for. If the home was improved by the seller then that is also a plus. Just do your due diligence prior to purchasing.

Definitely renegotiate to at least the appraised value of the property.

Contact an attorney who specializes in these properties and a RE agent who is savvy and hire them to help you get the property. I know nothing of these types of deals. But reach out some experts.
