Yeah! Galen and Nick are correct here. My fear was not having a job at the moment would prevent me from getting a loan. I’ll need to speak to my broker as I don’t think I explained my situation clearly. thank you gents

I bought my first duplex last year and live in 2/1 half plex with $150k in equity and about $100k in the bank. I recently left my accounting job to find another career and I am wondering can I buy another duplex with the following plan. 

I was think of buying a duplex at $520k with hard money. Get the duplex settled and running, then turn around and get a traditional mortgage. I was told I will need 20% so I was going to refinance my half plex taking money out to cover the 20% and use my cash in bank to make up the rest. I still need to talk to a hard money lender about fees, interest rates and to do the ROI calc with those hard money fees but I'm feeling good about this plan.


Has anyone else done something like this?

I'll make an offer on most properties I see, but some of the time I'll make an offer that is well below the asking price due to repairs. So if I know that my price is less than the asking price should I make an offer before looking?

Do you physically look at the property first or do you make an offer then look at the property? I am feeling almost bad dragging my real estate agent to so many properties and either not making an offer or seeing that the damage doesn't represent the price and submitting a low offer that is not getting accepted. 

Thoughts?

I have a horrible lease I found online and am looking to do this correctly with my next tenant. Do I just call a real estate lawyer and ask for a lease agreement or do I just make one myself? What are some of the processes you all use?
