Can you extend the DD period? That would be one way to keep your money protected

@Jerry Zhang Are you still working on this deal? Is this for a wholesale deal or are you looking to acquire for yourself? If the EMD is higher than you typically use, you could always use a transactional funder like myself. That way you do not have to come up with the large amount out of pocket. If it's a wholesale deal then once you find the end buyer, their funds would cover the initial deposit. If you are acquiring it as a fix and flip then your HML/PML would cover the initial deposit. Hope this helps!

@Dominic Holt

You could list your rooms for rent on a site like roomies.com. There are options for credit and background checks on the site as well.

Hello all,

I'm not sure if this has been discussed on the site prior but just had a question about aggressive breeds and rental properties.  First of all, I know that having tenants with these types of animals is not the best idea because of the insurance issues, liabilities and in some states illegal. But I was wondering if there is a way to safely have these types of animals covered by an insurance that the tenant would get that would protect myself or if there is any way to accept tenants with aggressive breeds period.

Thanks!
