I have been investing in single family homes for a few years now and am looking to break into cash auction buying here in Tampa. I have a few questions below but would love to get connected with someone who has done this before in FL. 

1) What is the most efficient and cost effective website/source to do your due diligence on the house before bidding? (i.e lien search, tax bills, anything else)

2) Do you typically go to the courthouse steps or is everything online now? If online, is there any other source besides the county website you find to be more useful?

3) I understand there are more risks involved in the auction process. Is there any additional information you'd provide to someone first getting into the auction process?

Hi all,

As I begin my search for an off market, multifamily property here in the Tampa market, I would like to find the most efficient way go about this. If anyone is willing to share their "trade secret" relating to finding off-market opportunities, I would love to hear it! 

This sounds much more complex than finding a SFH off market deal since many commercial owners are hard to contact directly.

Hi all,

I am deciding if I want to pursue a 4 unit (residential) or 5+ unit (commercial) complex. If anyone has experience with obtaining a loan for either, I would love to hear what type of loan you used and any recommendations you could provide.

Hey all, I am a syndicator in the Tampa area looking to potentially partner with an individual or two sitting in the GP seat of a syndication. Any advice on local syndication meetups or resources would be greatly appreciated.

I bring extensive commercial real estate underwriting (private equity) to the table and am looking for someone that is a few steps ahead of me that has experience in local syndications.

@Greg Dickerson - Great feedback, appreciate this. I am currently reading "Best Ever Apartment Syndication Book" by Joe Fairless. If you have any book/resource recommendations I would greatly appreciate them

@Brian Wagers - Thanks for the comment. I am currently pursuing an off market deal in the negotiation stage. I would like to find more off market deals but need to figure out what strategy works best, cold calling, letters, or I've even heard of text blasting recently; however, that comes with legality matters.

Hi All,

I am currently working through setting up my first syndication here in the Tampa Bay area. Anyone who has done this before knows how intricate these deal can be! I am looking for someone that is a step ahead of me and has completed a syndication or two where I could add value by helping in any aspect I can in order to learn more about the process. My background is in underwriting CRE deals and am very well versed in the financial model and acquisition side of CRE.
