@Tim O'Rourke I recently used List Source for my last mail campaign. List Source allows you to refine your search in multiple different ways, so you can make sure you are only mailing to targeted prospects. It lets you choose your prospect's age, length of ownership, subdivision/street, owner occupied or absentee, and so on. Price wise I paid about $40 for 260 names and addresses. Hope this helps!

Hello BP community, I am a new agent looking for an investor friendly brokerage to hang my license with.

A little background:
I am 24 years old. I moved from Topeka, KS to Branson after graduating high-school. Started my career as a commercial electrician, obtained my journeyman license, and after 6 years I decided I hated construction. I made my first investment purchase in March of this year, full gut rehab, and now taking tenant applications. I have taken my real estate classes, passed the test, and wrapping up the 24 hour Missouri practice course. My next step now is to find a brokerage that will help me build my business. I am self driven and highly motivated to succeed.

What I'm looking for in a brokerage:

Preferably in Branson or surrounding areas, but I will consider Springfield.

Broker with experience in real estate investing and working with investor clients.

Access to support if needed. A mentorship program would be a plus.

Enthusiastic (to an extent) and motivated work environment.

Fair commission split and no exorbitant fees.

If you know of any brokerages that fit this description and are looking for a motivated new agents, please let me know! I would also love to meet other investors in the area and talk real estate, experienced or new. Thank you!

@Dennis Maynard Sounds like a nightmare, this hasn't had much of an effect in my area (Southern Missouri). Thank you for the clarification! So would you suggest the OP rent or buy in this situation (assuming they live in LA)?

@James Lau Thanks! Yes it is pretty spot on, even though I didn't listen to some of the "rules" and learned the hard way (hired a contractor hourly instead of getting 3 bids), I would buy it again.

@Jose Guzman Have you considered house hacking? You can do an FHA loan on up to a 4 unit building, live in one unit, and rent the other 3 to cover your mortgage/ expenses. This can be a great way to learn hands on about landlording and save yourself money at the same time. If I could do it all over, that is the way I would do it.

@George Jackson where at in TN? I live near Branson, Missouri now but I was born in Dyersburg, TN. It's about an hour north of Memphis.
