Many people use cold calling and get deals. You have to make hundreds of calls per day using a automatic dialer.

Don't do the deal if she wants it her way. As a wholesaler you want to be in CONTROL as much as possible. You want to call the shots.

Offer the seller $95k and let the cash buyers bid on the contract. If someone bids $115k that's a $20k assignment fee.
