ThanksRichard Vandenberg, I just recently figured out these tricks, but I think most of the good deals have their buyer already before hit mls, I'm struggled to find other ways to get deals.

Thanks @Rolanda Eldridge, will look into more local network events and get to know more ppl. CA is so different, so many ppl with tons of cash wired from oversea, and they buy houses like shop in farmer's market =P

Joel Owens Thanks I think I will need to find a new agent, our buyer agent seem to only send me MLS listings without any comps, and also without any concrete suggestions based on her industry experience. I'm thinking of dealing with listing agent directly on the next property, but I read some comments that listing agents sometimes will not not deal with unrepresented buyers...so now I'm confused again..

Emily Dixon Thanks for your advice! I'm looking into some local clubs right now and get myself to talk to more professionals in the field. Hopefully I'll find some lead about those off-market opportunities soon. :)
