@Joe Kim do you lend on the appraised value? No doc ?

I have a deal.

Purchase for 95k  appraisal at 125-130. Fully rehabbed 4 unit. Gross rents $2400.

Easiest wat to use the equity as my down payment.  seller is fine giving the 30k back at closing.
