Post: Renting my home in Puerto Rico to a person coming from the States

Hi,

This will be my first property rental from a person moving to Puerto Rico from the states. I need advice from any of you who can explain briefly what will I need to check from this new potential renter since I don't know what he looks like, will he pay its rent on time or at all, is he a good person or he's running away from the US for some reason? Those are questions that I honestly don't know what the approach should be like considering that I'm a latin person and they way we naturally speak could be misinterpreted  as being rude and I don't want to hurt anyone's feelings. I just need to know the right questions to ask in order to determine if I can go forward with the rental contract deal.

Nik,

One important thing is the job warranty; ask for that to be on the repairs contract before you sign it. You can also ask for referrals to see how responsible and professional they are. Wish you luck!

My license is from Puerto Rico and the state of Georgia as well as Virginia they both recognize reciprocity from Puerto Rico. Based on what you are saying I will only need a company license, of course after the Georgia Real Estate Commission will manage the reciprocity.

Hi,

I have a Real Estate Broker's license from outstate, moved to GA and applying for a Real Estate license here. In the fill form there's a Broker's section with 2 particular choices. I have doubts and I wanted to know if any of you can help me which should I choose as the right answer. Question A: Will you be opening a firm? (Sole Proprietorship, Corp, LLC, Partnership)

Question B: Will you be qualifying for an existing Georgia firm?

All I want to do is to have the license so that I can bid on REO properties including HUD, Fannie Mae, and maybe do any Co-Broke sales. Can I do that by only choosing Sole Proprietorship and then what? Will I have to put my license with any company like Solid Source Realty, Drake Realty, etc. Is that how it works here for what I need? At this moment I can't start my own office rather than having a virtual office. Any advice will be very much appreciated.

Hi,

I'm working out to get my Real Estate license in Atlanta,GA. Does anyone has a recommendation of any good company? I've heard about Solid Source Realty and Drake Realty. My background is 10 hers of experience as a Real Estate Broker in Puerto Rico where I currently have an active license. I just want to be able to bid on HUD, Fannie Mae foreclosed properties as well as working with investors and private sales in the order described.

The problem here is if you don't know the neighborhood and the property itself it could be a bad purchase. 2 months ago I won a bid in Puerto Rico for a 3/2 property for $8K in a market value of $80-$100K. Before I sent the contract package I asked a colleague to go to see the property for me and found out that the land had a very very bad cliff, the property was on a flood zone, more than 10 properties around were vandalized, septic tank was in code violation, property interior was completely in code violation, it was infested with the worst kind of termites, missing all electric and plumbing, etc. I asked to some potential buyers and they all told me that not even for free they will buy or live there and so I declined to buy it. My advice is go to see the property or send someone you trust to see it for you.

Since I have to travel back and forth from Puerto Rico to Atlanta once a month, at this moment Atlanta is my first choice. However, if you know about great deals happening in Houston, I can give your contact info to some people I know that might be interested to invest there.
