I would like to get into wholesaling probates and I'm debating witch strategies to use. I would like some feedback from anyone closing probate deals and some pointers to get me going. I'm thinking of directly calling instead of mailing but I'm not sure. any advise would greatly help Thanks. :help: :help: :help:

You are correct but I need to know what contract and what wording to use when locking up an end buyer for a property. I gave a bad example above but won't the end buyer contract be similar regardless of the closing strategy?

ok so I have a property under contract and I have and end buyer what contract do I use to get the end buyer locked up. and will this contract be the same if i want to assign it or quit claim it. any info would greatly help me I want to secure a deposit and I need to know how to handle this and seem professional in doing so.

what information will i have to provide to get out of the contract will i have to submit bids from contractors or inspectors?

OK If you have a REO under contract as a wholesaler and things start to fall apart how can you back out within your inspection period to avoid loosing your earnest money check? what info do you have to provide to the bank and what if You dont have an inspector

Ok so i'm out getting further and further into wholesaling I go out and build a buyers list they want properties in certain areas with certain schools and 40% under FMV. so I go out making offers based on their preferences and i get one locked up then ah yea I'll pass really. I only blame myself for not having a better buyers list but I thought i had a real cash buyer not a tire kicker
anyone have similar experiences or know of any great ways to find real cash buyers. Its hard to stay motivated to do this especially with medical bills through the roof. I refuse to blame anyone but myself but man these investors have you out looking and offering then you go as far as locking one up and poof nothing they just stick their nose up :oops:

OK My understanding on REO's is that they can accept a higher offer and cancel yours anytime they want. if this is true how can you feel comfortable giving the address to potential end buyers without having the fear they may go around you and offer themselves to the bank?

yes it is a REO and Its fully assignable per there addendum
