@Chris Dot, there are a lot of hard working RE investors in San Diego county. Most good properties on the MLS that are priced right are getting multiple offers right now. I was doing mailers and when I got a call from a seller I was advised I wasn't the only person who had mailed to them but I was told I could go out, look at the property and submit my offer along with everyone else. That's been the nature of the market here for the past year. All the best to you.

@Mohd M., you might consider contacting a Realtor and speaking with them about what you want. They often have leads to homes that are not on the MLS called pocket deals or they know other agents that have leads of this nature.

Also consider going to the local real estate meetings and networking with other investors. There is almost always someone selling a property there. You can get more details at theSan Diego Investment Club, or SDCIA.

And there is the club that I'm involved with, the North San Diego Real Estate Investors Assoc. We meet the third Tuesday of each month. I can get you a pass to attend your first meeting if you just send me a message.

@Timothy Cannella, you might also enjoy networking with other investors by going to the local real estate clubs. If you are available tonight the San Diego Creative Investors Association meets at 5:30 at the Scottish Rite Center. It's their annual holiday party and will be a lot of fun.

There's two other clubs in the county too. The www.nsdrei.org in Oceanside and the www.sdic.com club in Del Mar.

@Taurice Cooper  they can be great prospects to mail to. I mail to them in my market and have bought a few houses this way.

There are many reasons probate can be open for several years. It might be the heirs aren't motivated to take care of the estate because they are grieving; the estate is very large; or it could have legal issues that are being cleared through the court. The list goes on and on. Best of luck to you.

I'm a Fortune Builders mastery student. Joined many years ago and spent $9,000 to join. I've gotten my money back many times over, however, knowing now what I didn't know then I would not spend that money again.

As was stated by several before me I'd buy some books and do some reading, stay involved in the BP forums, listen to podcasts, attend your local real estate investment clubs and buy a property or two with that money. You don't need to spend thousands of dollars to learn this business.

@Juan Rubio, I might be interested in getting one of those fourplexes. I've got about $40k to work with and would need a loan to complete the purchase if you know of a good lender I could work with.
