When you are planning to rehab a property but you are using funds other than your own such as hard money or private money, who owns the property during the rehab?

Does it go in your name or the persons name who's funds you are using?

Should it go in an LLC?.

Do private money lenders let you put it in an LLC?

I have a good amount of properties that I can see before they are foreclosed on and before they hit the MLS. The problem is that most of them are still occupied. How do you estimate repair costs for tenant occupied properties?

Wow thanks for all the great responses. I was thinking I needed at least 20 investors to even start looking. I am a lot more motivated to get going after hearing that. I know I can find at least 3 or 4 quality buyers.
