I would have to agree with the previous post. There is so much knowledge on the internet about real estate investing that you could completely educate yourself there. Tons of websites, along with this one, containing very informative and educational posts by people on forums, along with fantastic articles about real estate investing. I recommend you go this route before you pay money for these courses. Also, as the previous post said, there is no better way to learn than to get your feet wet. Couldn't be more true. Good luck!

Do you have a buyer's list? Having a buyer's list prior to getting something under contract is highly recommended.
Also, always leave yourself an out via the contract. Your out could be anything from "Subject to Inspection" to "subject to financing."
Do you have contracts yet? If not, maybe you need to research this forum more to find a contract that would be the basis of the one you would use for this deal. Obviously you need to take California laws into consideration; therefore, maybe it would be best for you to review your contract with a lawyer before signing anything.

What are the specifics of this deal? I ask because usually if the deal is a great deal, the buyer's will come. What is the ARV of these two condos?
If I understand correctly, you can purchase two condos for $60,00 total. What is the total ARV of both condos?
Are there any liens on the condos? Is anything owed on the properties?
These are some questions for you to consider as you go through with this.

Love the post Jason. I am in exactly this type of situation (isn't everyone it seems??). I am a senior in college. I will be graduating December 08. The past two years I have spent reading books, browsing countless RE forums... the whole "educating" shebang! I recently decided to take action as I felt I had learned enough to hold my own atleast. This action consisted of searching out a mentor who is helping me tremendously right now (advertising, networking, and crunching numbers.) I think in the past I used "I am in college" as an excuse not to take action.
So now, I am in the process of marketing and advertising to find motivated sellers. It is fun and a great learning experience. Once I have leads coming in, I will meet with them, fill out a property evaluation form, then analyze the deal in my mentor's office. After that, I will make an offer with the intent of wholesaling the deal. I don't have cash or credit, so what better way to start raising cash than wholesaling!

If I were in your shoes, I would most likely write them a letter. Hand write the address on the envelope. This way, you establish communication. In the letter, emphasize the benefit they would receive by selling their house to you (save their credit, no more payments etc.) If they are interested, they will call you back or email you. At that point, set a date to meet with them!

I agree with you on that point Sean. Craigslist certainly isn't the entity it used to be when it first was getting started. You said there are many good sites (to help build my buyer's list), would you be so kind as to inform me of these sites? :)

I like your method. As of right now, I am focusing on building my buyers list and hopefully Craigslist will be a great asset for me to do that.

This may be a bit nit picky, but which section of Craigslist are you posting this?
Are you posting your ad to find buyers under the general "Housing," or "Real Estate for Sale," or "Housing Wanted?"

Hi all. I am beginning my investing career focusing on wholesaling. I already have a system of marketing in place where I utilize a voicemail system which tells a little about myself and what I do; it is in coherence with a bunch of post its that have information about what I do with the voicemail's number on it.
I want to start using Craigslist in addition to my post-it marketing also.
Some basic questions: What particular section do you advertise (ex: Just under the general "Housing Section.")
I know there are guidelines to follow, however, would a simple "Looking for buyers to purchase property @ 50-70% of ARV" work well?
Also, feel free to add in anything else which you may deem important for someone like myself to keep in mind as I begin marketing on Craigslist.
