Hello,

My partner and I just bought a property in Memphis, which we acquired through a private short term loan. We want to BRRRR this property, so we plan to rehab and then refinance into a conventional loan. We would like to find lenders who's loan minimum is 75k, but more importantly we are trying to figure out a way to avoid the 6 month seasoning period. Does anyone have any recommendations for lenders who work with BRRRR investors or any creative solutions to avoid the 6 month seasoning period?

Hello BP community,

My partner and I are currently in the process of closing on our first investment rental in the Memphis area. We plan to use a PM to handle the day to day. However, we want to see if anyone knows anything or has any experience renting a property through a government assistance program or Section 8. The pros and cons of opening that up as a potential client base.

Thank you for the response. ZenBusiness seems like it would check the boxes of convenience and also making sure it gets done properly. 

I was listening to a podcast recently where the speaker (who was a lawyer), said something about how often new clients come to him to fix "LegalZooms mistakes" when it comes to LLC's. Not knowing much about the process, this had me a little worried that I needed to seek out the best lawyer possible if I wanted an airtight LLC.

I've been diving deeper into the hard money avenue. Seems like that is the best bet when it comes to the BRRRR strategy. I'll keep looking at other ways to get creative as well. Thanks or the info!
