Minor water damage concerns, Like splash from shower causing rot on bathroom vanity...That is the kind of damage that is already in the building when I bought.. I want to make decisions for reno that will avoid that... probably no vanity would be a wise choice, just floating wallmount sink. 

I am curious if anyone has experience with creating bathrooms and kitchens that are indestructible for student rentals.

I am looking for tips for products or thoughts 

If anyone knows of some kind of great material to reduce water damage etc.

Sorry if that first question seemed dumb. The main reason I had that idea in my head was from the podcasts. Many times over the podcasts people talk about multi family units with a traditional mortgage. I was assuming it was Fannie/freddy. I might have misunderstood what was being said.

Thanks for info though! it only helped narrow my search!

Hi BP,

I have been searching for deals and I am unclear on some financing issues I may run into.

Can you get a conventional mortgage on a 8-plex being bought by an LLC?

and second... How important is the purchase cap rate to lenders if the building cashflows?

Hello BP,

I have my eye on a property in Dutchess County NY. I wanted to know the average cap rate for the area, would that be a question I could ask the real estate agent I am working with? Or is what I just said completely unintelligent... Compared to all my other research, comparing Cap rates is the one area which I feel I am lacking.

Hello BP,

I am building my team right now... and I am curious if anyone could guide me with this question.

Do I want a Attorney that is local to where I live? or do I need them to be local to where I am closing deals.

My attorney, that I used in the past is now deceased... He came to my closings with me... He was based in NYC and that is where I have closed before.. If I were closing 2 hours away.. would that mean he would need to travel? this is why I want to make sure I pick the right location for my attorney.
