If you were acquiring the property Sub2, you would need to determine whether the numbers work. My first thoughts were:

• Monthly cost of existing mortgage 

• If renting out, how much can you get per month?

• How long would you pay that additional monthly cash flow to the seller? If using it as a way to disperse a down payment over number of months, that I could see.

The great thing is that you are only limited by your imagination when considering deal structure. Just make sure the numbers work on both sides. Get an inspection so you know what kind of impacts to Capex can be expected and work it into the deal. It's great that the conversation has started. I'm sure you'll come to terms.

    Hi @Heather Brown,

    I love the intention behind your investment strategy. There's a saying, "Be the good you want to see in the world." I think it rings so true and would elevate us as a society, even moreso as a community. 

    I can tell you that me and my business partner have been discussing how we're going to give back right from the start. We are just getting started with our investment venture so we haven't settled on the details, but I am happy that it's always front of mind for us. Living authentically is what I'd like to emulate for my kiddo. I spent a lot of years feeling hollow working in the corporate world and now am striving for fulfillment. 

    Please keep in touch. I would love to hear about your journey for more and hope to have something positive to share as well.

    Hope everyone is having a great Friday! 

    I wanted to stop by to introduce myself. My name is Cynthia and I am a new investor in the Tacoma area, while my business partner is in the Lake Stevens area. I've been reaching out to meet people but somehow missed my beloved state. Regardless of your investment strategy, I'm looking forward to connecting with everyone. The great thing is that, even if something I come across isn't good for me, chances are it will be a win for someone else. There is so much to read about everyone's adventures thus far.     Hi Jacob! I don't have a solution for you, I just wanted to say hi. Not a Wholesaler, but I am a new investor, living in the Tacoma area. My business partner is in Lake Stevens. We'll be investing in both areas.

    We're just getting started but will be using a direct marketing to generate leads. If I find something that eases the process, I'll pass it along.

    Hi @Michael Haas,

    Thank you! I appreciate your willingness to help a noob out. Right now, no plans of House Hacking, although I'm not going to say it won't ever happen. If the opportunity arises and it makes sense, then sure. We do plan on doing some rentals, but not yet certain whether they will be SFH or MFHs. Which do you do? BRRRR will definitely be something that we'll do at some point. I really just want to stay open to opportunity and make the moves that make the most sense for us. I do know that, as of now, I don't have any interest being a Wholesaler. That could change, but that's where I am today.

    thank you for the warm welcome. Yes, I do live locally, Spanaway. I moved back to the area about 18 months ago. I have a business partner and our investment strategy is to try to find a way to be successful regardless of what direction the market is going. As of now, that includes the creative financing of LO and Sub2. We also plan to get properties through traditional financing. And, at some point, we do want to flip a property, but that's not something that we'll rely on as we don't imagine there is a lot of inventory out there for that sort of thing anymore. Yet it remains something that we want to do.
