Post: New Investor Looking to Network in Baldwin County, AL

I'm new to real estate investing and looking for a property to BRRR in Baldwin County, AL (with an all in investment budget of $100K). I'd love some advice from the community relative to areas/zip codes in which I should focus my search.

I live in CA now but expect to be moving to Baldwin County within the next 6 to 12 months. I have a CA r/e salespersons license and am currently in the process of filing for a reciprocal r/e salesperson license in AL. I don't have a current broker affiliation as I'm not active in any real estate profession. (I got my license 10 years ago to help my mom out for a brief period and just maintained it over the years for future options.) My AL reciprocal license will be issued as "inactive" as I'm not planning to work as a r/e agent or professional. I just figured - I got my license - might as well keep it. I'm not sure how my current CA and future AL licenses could/would/should come into play relative to any personal r/e purchases I make - so I'd appreciate any advice or insights on the subject. I mean who wouldn't want to receive a buyer's agent commission if it's an option right!? Particularly since we have a goal to BRRR 3 properties within the next 12 months.

I'm looking to network with other investors and partner with recommended financial, legal and property management professionals as well as wholesalers and contractors. My husband and I will be in the Mobile/Daphne area for three weeks from mid December 2020 through the first week of January 2021. I'm hoping to make some personal connections while we're in town. @Jason Bott I'm a commercial insurance broker in CA and I'm seeing action taken on several fronts in attempts to prevent cancellations. On 3-18-20, the CA dept of insurance issued a notice requesting all insurance companies offer their policyholders at least 60 day grace periods to pay their premiums. We're also seeing companies who are taking additional measures like offering installment plans and even self-imposing moratoriums on non-payment cancellations. The situation is very dynamic right now and I can say that there's a real concerted effort to assist policyholders in maintaining their coverage. I would encourage all policyholders to be proactive and reach out to their brokers and/or carriers to see what premium relief is available to you. Your state's dept of insurance is also a great resource for you. In CA go to www. Insurance.ca.gov. Wishing you all the best!

Hi Aaron. Thanks for the info. Right now I'm familiarizing myself with the various tax rates, crime rates, job markets and school districts in my areas of interest. All of which I believe are among the most germane factors when considering viable buy/hold investment properties; that is aside from the usual "numbers" to be considered of course. Please let me know if you think I'm overlooking anything; or overthinking as I have a tendency to do that. Thanks again!

Hi Ronald. I think we're on the same page ;) My gut has me leaning towards making the move to TX and occupying part of a multi-family property for at least a year - then renting it out. Thanks for chiming in.
