Hello Joey. I’ve recently assisted some buyers from California to locate and purchase investment real estate. I’m in the Tampa area and highly recommend Pinellas County as a a potential territory to consider. Having a local resource who knows the area, can physically view the property and then coordinate inspection and get quotes for renovation is key to making the long distance purchase work. Pinellas County in the Tampa Bay Area is a fantastic real estate market. I have several investment properties and have lived here for many years. The Gulf Beaches and nearby areas are in high demand and all key indicators are positive year over year. Hello Eric,

The Tampa Bay Area, specifically Pinellas County beaches and downtown St Petersburg are solid areas for investment consideration. All key indicators are positive year over year. I own multi-family units in the beach areas and the rent demand is high and property appreciation is positive year over year. I recently opened a brokerage that focuses on investment properties and would be happy to assist!

Hi Jovan,

A few suggestions. Do an exit inspection with the tenant and identify any issues that would impact returning the deposit. Check your state requirements for returning the deposit and notifying the tenant that you are keeping some or all of the deposit. Review the lease to see if there are any specific conditions. Pet deposits are typically not refundable.

Turn on electric in your name and water if separate meters.

Advertise your open rental ASAP to minimize your vacancy time. Zillow rental and Facebook marketplace are good to start with. Identify the key cleaning and repair items and get them scheduled and items purchased.

Yes I have tenants who pay rent via Zelle. I also have some tenants paying via Venmo. No issues at all!

Maya,

I found the same thing. I started looking at investment property and couldn’t get anyone to move at any speed at all. So I got my real estate license and then my broker license and started a brokerage that focuses on speed and personal service. Having a realtor that owns their own properties and invests in real estate adds that level of knowledge that can only be had from owning property. I found the same issue with property management. No urgency and no effort to shop for good prices. So I found a set of reliable, fair priced contractors and I manage my own properties. I now own 3 properties and my son owns two.

Hi Anthony. I also like the tub reglaze. I did the same to the kitchen countertops. If appliances need refreshed, it’s amazing the quality you can get with refurbished/used appliances for not that much money. Putting in daylight bulbs in the lighting fixtures also brightens up the rooms.

Hi Kay. Yes! I just helped a buyer purchase a home. I coordinated getting the inspection done, had a general contractor, electrician and plumber all provide quotes on renovations. Let’s definitely talk!

Hi Corey,

Each county should have a website that has a tax estimater and there is county city and school board rates. It is based off the assessed value which is set was year.
