Hi Alicia,

I live n Treasure Island, which is between St. Petersburg and Clearwater.  St. Pete Beach all the way up to Clearwater still has many opportunities to purchase both single family and multi family homes.  Rental markets are strong and properties appreciate consistently year over year.  Good properties sell quickly, with the average time on market in certain areas only at 21 days.  Send me a connection, I would love to provide more information!

Hi Vanessa,  We are seeing a lot of remote investor activity in the Tampa area.  The area's real estate market is very active and property values, especially in Pinellas County in the beaches area and St. Petersburg.  This can actually work really well, with a brokerage that becomes your local 'boots on the ground', conducting virtual tours of the property, manning the inspection, assisting with any repairs and finding local vendors to assist with the property.  Send me a connection and I can provide more details and examples of recent success stories.  This can work!

There are many investment opportunities in the Gulf Beaches area (St Pete Beach up through Clearwater Beach) as well as downtown St Petersburg. The market is robust with a lot of variety. Property moves very quickly, average time to contract 21 days. Solid year to year growth in demand and value. Definitely worth your consideration.

I own a real estate brokerage firm in the St Petersburg area. The average time to sell in this area is 30 days. And your price point is good. So keep it listed. What was the issue on the four point? Any buyer getting insurance will need the four point so they may need to fix the issue or give a concession for the buyer to fix.

Sometimes the city will credit the invoice if you show that it was a leak and an invoice showing you fixed it. Worth asking!

Hi Nathan. With some of my rental properties I started work in the outside first. Lawn maintenance and clean up, landscaping, fencing, screen repair, power washing patios and driveways, tree trimming. And exterior paint. None of these are expensive and it starts the property improvement process. And it does not disturb the tenants too much. I also ask the tenants about their work schedule and try to work on the property when they are not there.

Curb appeal is important when tenant turnover occurs as well. Plus if you have the outside work done you can focus on a quick interior cleanup on a rental turnover, keeping the vacancy time to a minimum.

Hi Nick.

Dedicated laundry is a big draw for tenants. Stackables work well in small spaces. Private fenced yard is another highly desired feature. I’ve also used a surface refinisher for the bathroom and kitchen counters. For about $600 it looks like a brand new bathroom.
