We have a tenant who moved in with his family November 17th. He paid his deposit and first month rent but the December rent he was $100 short. He said he would have it to me Monday, which was fine. But he never showed up. We have emailed and texted saying he needed to pay his $100 and additional $50 late fee but have not heard anything back. What are the next steps I should take in order to get our money? I am very concerned that this is happening in the beginning. Thanks for the advice in advance!

I have the cash to do the rehab, but not enough to buy the house in cash, so that limits me. Do you have any other ideas on how I can get more cash in order to be able to buy houses for cash?

Sam can you explain the owner carry for me a bit more? How are they making more $ doing that? I tried to look it up on the forum but the situations are different and I really do not understand it. Thanks!

I am trying to find creative ways to do real estate investing. My money from the bank is tied up through 2 rental properties, but I am wanting to try some creative ways to make some money. Is it possible for me to find a motivated seller to owner finance me and we rehab and sell it with in a couple of months?

Thanks Tom! My husband and I will be moving to the area in about 2 weeks... we have one rental property in The Woodlands, Tx.  We are looking to invest in a couple more. Do yall have any networking groups in Longview?

Well from what I have read Owner Finance can have more of a profit, but seems more risky then just renting. I have one rental property now, and before doing owner financing I need to learn a lot more about the ruke in it. I need a creative way to be able to invest in more houses because I do not think I will get approved for another house mortgage. Do you have any advice in that area?

Hi Hollly! I am in the same boat as you! I use to be a high school teacher in the Houston area. I also was going to get my real estate license just so I can make that extra money etc... As of right now I have one rental property 3/2 home right outside of Houston. Now I am looking to invest in the Longview, Tx area. Have you heard much about owner financing?

Hi! My name is Cynthia Long and my family and I live in Longview, TX. I have been reading books on all the different ways to invest in real estate properties and am a bit overwhelmed. As of right now we do have 1 rental property in the Montgomery, Tx area due to us having to move for my husbands job. I am now wanting to get some rental property in Longview, Tx. Is it better to owner finance? or just rent?
