Newbie near Austin looking to learn

Hello! I'm excited to learn from everyone here. My name is Holly Hensley. I live in Luling, Texas. We are less than an hour from Austin and San Antonio. I am especially interested in buying properties (mostly single family or duplexes at this point) and renting them out. I'm currently getting my real estate license so I can earn my own commissions and have access to MLS. I would love your thoughts on if this is a wise move or if there is an advantage to not having a real estate license. As a side note, I work in public education, and have a family. I'm open to all advice, thoughts, and insight in regards to investing!
