I agree with Beth, I'd totally keep the wood.  Wood is usually pretty durable, and a lot of people prefer it. 

And it tends to hide a multitude of sins!  :)

Congrats on taking action, you should be proud of yourself!  :)

Thank you so much for sharing this!  I'm in LA too, and this is a real inspiration.  I actually am an agent, (sort of an old agent who's new again, lol!  I had a license several years ago, let it lapse... wasn't my thing at the time.  Just got licensed again- sigh!) but my real interest is investing. 

I'm particularly interested in learning about multi-family, but have to admit I find myself overwhelmed at times.  So these types of posts definitely help.  Thanks again!
