I Was Just Looking For Input and thoughts on the subject of a certain real estate investment type. If you were going to invest in a builder starting new homes with a business plan that looks like it will work how much rate of return should one expect?

Any good ideas about how to find a list of who has assets here in Georgia? I currently work with five and have received 78 listings in the last 90 days. I only have prices on about half, still waiting on the rest. Of the ones I do have priced 80% are under contract or sold. I need to find a way to find more asset companies working in my area. I can do the rest. I just need to know who they are. Any help would be appreciated. Thanks :D

I have a home that would cost 1.3 million to rebuild. I can short sale for around $650 any ideas. I need to move fast. I had a contract on the home that just fell apart. I posted this request in the make a deal forum. We will see what comes of that. Any other ideas would be great.

Can anyone please share the best way to find direct contacts to asset managers? We handle REOs for a large number of small banks and a few large lenders but would like to increase our REO listing. Any advice would be appreciated.

Off the top of my head I have one home with a replacement cost of 1.2 a current appraisal at 975 and the current contract is 618 with seller paying 20k in closing. One land deal I am working on the lot where appraised at 75k during development true market now is 60 to 62k and the bank was willing to take 42k. That is the short readers digest version.

Is that enough info. If not let me know and i will try to pull the contracts for more. Thanks

Not these homes and land are not at retail. The south Atlanta market is different. We have seen a drop in values but not to that extent. Most of our land and homes are still valued at a higher price then you can buy the right deals. What I am seeing is more like a ninety percent of old value. So at 60% they are still workable.
