Yeah, Kingsburg, Selma, & Fowler are all decent middle class cities along hwy 99 just south of Fresno. SE Fresno is nice too.

Nathan, that fourplex is over priced. Those are all 1 bed 1 bath units only rented for $480 and listed at $259,900. That area is more considered SOTOW (South of Tower) than actual Tower District. That neighborhood is definitely on the up, but is still a low-end part of town. I personally do not see why anyone would pay over $160,000. It is beautiful property indeed, but in my mind, just not worth the asking price.

I am in Fresno and I have noticed a CONSIDERABLE drop in the effectiveness of every type of marketing. I stopped doing bandit signs about 6 months ago, but I used to do a minimum of 150 a month. When I started doing signs in the Fall of 2013 I would generally only need to put up 30-50 a month in order to get a solid 1-2 deals/mo just from the signs. Half way through 2014 the effectiveness dropped quite a bit. I was putting up 150+ a month and would easily have 300+ hanging up at any given time and the overwhelming majority of calls were people asking if i had houses they could rent with VERY FEW sellers ever calling me.

I think the effectiveness of direct mail dropped due to market saturation as well as the increase of available market data and news letting everyone know real estate is on the rise.

I am still cranking out 3-5 deals a month but my cost and time per acquisition has definitely gone up over the past year. Your post is a great reminder for me to continue to look for ways to increase the effectiveness and efficiency of everything I do! :)
